Living in Hoboken
Hoboken, located in Hudson County, is part of the New York metro area and the site of the Hoboken Terminal. It's home to about 60,000 residents, many of whom rent their apartments directly from the homeowner, or live in a large managed building. While there are many truly gorgeous single family homes, Hoboken's housing market consists primarily of condos, so you'll find a lot of low-maintenance living with easy access to Manhattan.
Compared to neighboring Manhattan and other New York City neighborhoods and boroughs, Hoboken is relatively small. Many folks that live in Hoboken work in New York City but prefer to live somewhere a little bit quieter and less densely populated. The entire town, however, is just 1.25 mi.² and with 60,000 residents, we are hardly less dense compared to a lot of cities across the country, but compared to Manhattan, we are a lot quieter.
Hoboken is a bedroom community in New Jersey, right across the river from NYC. With a thriving nightlife scene, less expensive housing options, easy access to and an amazing skyline view of New York City, easier parking, less crime, and a more clean vibe in general, Hoboken became a preferred destination for many people leaving the city. It's a great town for foodies as we have lots of culinary options from Cuban food (check out La Isla chef Omar Giner's throwdown against Bobby Flay) to pizza (some Dave Portnoy from Barstool Sports reviews here and here), Indian food to cannolis. It's the birthplace of baseball and home to Elysian Fields, believed to be the side of the first organized baseball game.
Where to live in Hoboken
Hoboken isn't primarly known by neighborhoods, like how NYC residents say they live in the West Village, Chelsea, or Tribeca. Hoboken residents generally speak about where they live by the name of their condo building, or the intersection they live near. Each street houses condo buildings at various price points and with differing amenities. As you'd expect, homes that are more expensive are those that, all else being equal, are closest to the Hudson River, have great city or open-sky views, and have more building amenities and/or are newly renovated. Private outdoor space has also commanded a premium since the pandemic in 2020. For those who commute to the city, they prefer to stay closer to the PATH (southeast) or the ferry (northeast), or near the bus lines on Washington St and Willow Ave. Downtown Hoboken has its pros and cons. It's known to be a bit louder and more happening, and has a much more dense concentration of bars, restaurants, quick food options (like Mamouns, Qdoba, etc), and retail stores. Uptown Hoboken tends to attract an older crowd (by Hoboken standards) and many residents there enjoy the more relaxed feel. One downside to living in uptown Hoboken is the lack of dining options. If you want to pick up sushi, or a delicious falafel sandwich, you're best bet is taking a walk downtown or ordering in via a delivery service.
Hoboken Schools
The Hoboken Public Schools serves students in prekindergarten through 12th grade with eight public schools and six private schools. There are four elementary schools, three prekindergarten schools, one middle school, and one high school. Hoboken is also home to the Stevens Institute of Technology and has some of the highest concentrations of top ranked public schools in the state.
What's it Like to Live in Hoboken?
"Hoboken is a perfect small city to live in. There's a good sense of community; the grid system is aligned north, south, east, and west so it's very easy to get around; we have some of the best food in the state; everything you need is within walking distance; and we have so many parks that give you a view of the New York skyline."
"Hoboken is a beautiful and exciting city to live in. It gives you all the activities of being in a city without all the chaos of a place like NYC (which is right across the water in just 15 minutes if you want to pop over for any shows or anything). There's an amazing nightlife and restaurants all throughout, easy public transportation, shops, gyms, etc. The parks and piers are beautiful in the spring/summer but there's also a lot to enjoy year-round!" - Niche.com
The Hoboken Girl is a local site where you can find out the latest activities, events, news, and local updates throughout Hoboken and Jersey City. For a more historical touch, residents and visitors alike can visit the Hoboken Historical Museum, established in 1986 and located in The Shipyard, in one of the oldest buildings on Hoboken's colorful waterfront.
Food-wise, vistit the famous Carlos Bakery, a household name for most locals, which offers cupcakes, cake baking classes, and pastries. Blue Eyes is an Italian restaurant offering front row seats to the skyline of Manhattan, with traditional Italian food that would please even Frank Sinatra. For traditional pizza, you can't miss Tony Boloney's, where they make their own mozzarella and grow their own yeast, or Benny Tudino's, home of arguably the state's largest pizza slice. How about Cuban food? La Isla, La Casa, and The Cuban battle is out for Cuban food supremacy. And from spring through fall, you won't want to miss the various farmers markets throughout town.
Pier A Park

With its well-maintained grounds and captivating views, this 0.4-mile route is a treat for visitors. Enjoy the tranquility as you fish by the pier or lounge on the expansive great lawn.
